Urban regeneration project for a city block in the historic center of Castelfranco Emilia, developed in collaboration with the municipal administration. The site is located at the western end of Via Emilia, on the edge of the old town, and currently includes: the historic Teatro Dadà, a series of heritage buildings along Via della Vacca, a residential tower, and several reinforced concrete structures that differ markedly in materials and geometry from the traditional fabric of the historic center.

The block is in a visible state of decay and neglect — a condition that led to the collaboration with the city administration and to the development of the work presented in this thesis.

The project is grounded in a historical and critical analysis of the city, focusing on the evolution of Castelfranco Emilia’s urban form over the centuries. Through an in-depth study of San Michele in Borgo by architect Massimo Carmassi, the design acquired both its expressive language and conceptual foundation.

From this process, the project took shape as the “Giardino dei Campanelli” — a true urban garden with a pavilion and mezzanine serving the adjacent theater, complemented by a new mixed-use residential and commercial building that completes the regeneration of the area.

Finally, the thesis explores a method for translating the design vision into reality, proposing a phased implementation strategy that allows the project to be realized progressively, according to the needs and resources of both the administration and the citizens.
